Leasing Criteria

  • Non-refundable Application Fee of $30 per applicant and guarantor will be required for application processing. 
  • Applicant(s) Income must be 3x the amount of property rent. If self-employed or retired we require a copy of two years tax returns, W-2 or bank statement. Income will be verified. 
  • Employment must be verifiable with at least two-months proof of income. A student applicant without employment history will require a guarantor.
  • Rental History must be verifiable with at least six-month history. Living in a property owned by a relative does not constitute a tenant/landlord relationship for rental verification purposes, but we gladly consider student applicants. Rental history which reveals lease termination for cause will not be approved for leasing.
  • Applicant must be at least 18 years of age. All applicants 18 years or older must complete an application in entirety and meet identified leasing criteria.
  • Credit and Background History will be completed for each applicant. An application requiring a guarantor will have credit history completed for guarantor. 
  • Leasing application process will not be initiated until all required documents have been submitted with the application. Failure to receive rental history confirmation will extend the application process.
  • Approved application will require a received security deposit to secure a unit and must be processed before signing of lease and taking occupancy. No deposit will be waived. Once a security deposit has been placed, it is non-refundable. Security deposit amount is typically equal to one (1) month's rent; however, security deposit amount is determined by application information. Signing of property lease must be completed within 14 days of placed security deposit. Lease initiation date may be no greater than 14 days post date of security deposit placement.



  • Pet approval is property-specific and requires prior approval and authorization by Lynchburg Renting. A one-time, $300 non-refundable pet fee, PER PET is required. A pet addendum will become part of the signed lease agreement. Currently, cats are not considered for pet approval by Lynchburg Renting.


Notice to Vacate

  • Terms of the lease are strictly enforced as relates to notice to vacate the property and lease termination. Per the Lease Agreement, written notice is required and will be notated for date of receipt. 


Security Deposit Return

  • Per VRLTA, security deposits are returned within 45 days of date of lease termination. An itemized listing of required services and related deductions will be provided with the returned security deposit.
  • The returned security deposit will be mailed via USPS to last known address in the event that a forwarding address is not provided to Lynchburg Renting.
